In the last few years the building costs in The Netherlands have rocketed. People who want to get their private house built have more and more difficulties to find an affordable contractor and to realise their future home within their budget. For that reason our studio has developed a terraced house where the building costs, the additional costs and the planning are clearly specified right from the start. By doing so clients can make better choices in the early stages of the project.

The IJland house has been designed as light and large terraced house that is suitable for a family. In the basic design the house contains five bedrooms, two bathrooms, a large kitchen and a big living rooms. This house has a netto floor space of 206 m. The buyer can make a choice from various options according to his or her personal wishes and the financial possibilities. A couple of options such as a balcony, a roof terrace, a void, a ground floor extension or a separate studio in the backyard have been designed beforehand. The facades can be finished off in sustainable plate materials or in wood, stucco or brick.

Each IJland house is designed as a very sustainable and energy neutral building with much higher energy standards than required by the Dutch building law. Thanks to the very efficient construction method the IJland house can be built in a rather short period of time. The construction work of the first IJland house has started in oktober 2019 on the Centrumeiland in Amsterdam.
