Srefidensiplein

Commissioned by a building group, our firm designed a compact residential building for a nine-meter-wide plot on Centrumeiland in Amsterdam. The building was completed and put into use in 2025.

On the street side, the building forms part of a continuous facade in which the plinth is projected two meters beyond the upper floors. At the rear, the garden level lies about two meters below street level. The three apartments are designed as spacious maisonettes, with net living areas ranging from 128 to 133 m². The ground-floor apartment has a garden, while the upper apartments feature roof terraces and balconies.

At the client’s request, the facades were finished with black brickwork and black aluminum window frames with generous glass surfaces. The collective internal staircase has a rain-shielding facade consisting of slats and glass elements, allowing abundant daylight to enter. Thanks to a horizontal street-facing window and a ceiling height of 2.8 meters, even the living room on the lower ground floor enjoys a bright and spacious atmosphere.

The building is almost entirely energy-neutral and features high-quality facade insulation, airtight connections, and triple glazing. The apartments are equipped with low-temperature underfloor heating and cooling powered by air-source heat pumps, balanced ventilation with heat recovery, and sun panels. As with all buildings on Centrumeiland, the rainwater is collected entirely on-site and gradually infiltrates into the ground.
